Contact us by letter, telephone, email or fax if you would like to book one of our cottages/static caravans or reserve a tent/caravan plot.
Subject to availability, we will reserve your preferred type of accommodation in your preferred location on the campsite. You can also book a particular cottage/caravan assuming of course it is free. We naturally try to satisfy everyone’s requirements as far as possible.
The minimum booking for the Midsummer weekend is three nights. We apply a surcharge of SEK 100 per night over Midsummer.
A few days after your booking, we will send you confirmation and an invoice. You must pay the first down payment within 10 days and the rest 40 days before you arrive. If you book less than 40 but more than 20 days before arrival, you must pay the whole amount within 10 days. If you book less than 20 days before arrival, you must pay immediately.

Cancellation insurance can be taken out when you book, or later on the day you receive your booking confirmation. If you have cancellation insurance and then have to cancel, the entire amount you have paid will be refunded. If, however, you cancel less than 10 days before your arrival, 70 per cent of the amount you have paid will be refunded to you.
Cancellation insurance costs SEK 250 and gives you better protection than the normal conditions. Please see “Applicable terms and conditions when booking cottages, caravans or tent plots.”
Applicable terms and conditions when booking cottages, caravans or tent plots
The general terms and conditions for letting cottages and campsite plots, adopted by the Swedish Tourism Association on 29 May 1990 after discussions with the Swedish Consumer Agency, apply.

As the letting agent we must ensure that:
You receive written confirmation of your booking
You receive documentation and information as to where to collect the key in good time, though not necessarily within 30 days of your agreed arrival
You are informed of any major changes concerning your booking
You can use the cottage/plot from 3pm on the agreed day of your arrival until 12 noon the day of your departure, unless otherwise agreed.

When does my booking become binding?
Both parties (you and us) are bound by the rental agreement as soon as we have confirmed the booking and you have paid the booking fee (or entire amount). If you book less than 40 days in advance, the entire amount is to be paid within 10 days.
What happens if I don’t pay in time?
If you do not pay the booking fee or other fees in time, we have the right to cancel your booking. Failure to pay the rent is treated as a cancellation on your part and the general booking rules apply. Please note that we don’t normally send out reminders.
What happens if I want to cancel?
You can cancel either orally or in writing to us.
And if something happens to me?
You can protect yourself against cancellation costs by taking out cancellation insurance. This costs SEK 200 per cottage/plot and allows you, in some cases, to cancel your booking right up to the day before your agreed arrival, at no extra cost to you.
The cancellation insurance applies in the following cases, of which you were unaware when you made the booking:
a) death, serious illness or accident affecting you personally, your spouse, partner, family or travelling companion,
b) call up for military service or civil defence,
c) the occurrence of some other serious event over which you have no control, which you could not foresee when making the booking and in which case it would be unreasonable to expect you to fulfil your obligations, e.g. an extensive fire or flooding in your home.
You must be able to substantiate your reasons for cancellation in the form of e.g. a doctor’s certificate (in the case of e.g. illness), a letter from the relevant authority/insurance company (in the case of e.g. fire or flooding). Such certificates/letters should be sent to us as soon as possible, preferably within a week of the cancellation date. The cancellation insurance fee is not repayable.
What are my rights?
If the cottage/tent plot is not in the condition promised or not available at the agreed time, and we are unable to offer you another cottage which is only negligibly different to the one you booked, you are entitled to terminate the rental agreement. We are then obliged to refund all the money you have paid us minus an amount equivalent to your utility of the cottage.
Instead of terminating the agreement, you have the right to request a discount on the rent.
If you wish to complain, you should firstly do so to us as soon as possible, but by 11am the day after your arrival at the latest. Any faults you discover during your stay must be reported to us immediately so that we can rectify them.
You may transfer your booking to someone else and we are obliged to accept this person unless we have special reason not to do so. You must inform us of this fact before your date of arrival and a rebooking fee of SEK 200 is payable.
What are my obligations?
You must take good care of the cottage/plot and follow the applicable regulations and instructions. You are responsible for any damage caused to the property and its furniture and fittings as a result of your own or someone in your party’s negligence.
All cottages are non-smoking.
You may not use the cottage/plot for any purpose other than those specified in the agreement (normally leisure purposes) and you may not allow more people to sleep in the cottage/on the plot than you specified in your booking.
You may not use a disposable barbeque directly on the grass, on the cottage veranda-floor, nor on the wooden tables at the beach.
You must clean the cottage thoroughly before departure. If you fail to do so, we will charge you for extra cleaning. This charge is from SEK 300 upwards depending on the size of the cottage.
The agreement immediately ceases to apply if:
– You or anyone in your party is responsible for disorderly behaviour in the cottage/on the campsite.
– You or anyone in your party causes damage to property in the cottage/on the campsite.
– The cottage is used for the undesignated purposes.
If the agreement ceases to apply as a result of any of the above, you and your party must immediate vacate the cottage/plot and leave the campsite. You are not entitled to any refund of the rental amount.
War, natural disasters, industrial disputes, etc.:
Both parties have the right to withdraw from the rental agreement if the cottage/plot cannot be supplied as a result of acts of war, natural disasters, industrial disputes, long-term water or power failures, fires or other similar major events, which neither party could have foreseen or influenced. Should this be the case, we are obliged to refund any payment made by you as soon as possible, minus an amount equivalent to your utility of the cottage/plot.
What happens if we cannot agree?
You should contact us immediately if you have a complaint. Remember that your chances of redress diminish, the longer you wait before complaining. If we cannot agree, you can turn to the Swedish National Board for Consumer Complaints. This board consists of an impartial chairperson and a number of tour operator and consumer representatives. The price does not include cleaning, bed linen, towels, cots or baby-chairs unless otherwise specified on the front of your booking confirmation. Cleaning detergents are supplied in cottages.
